What we take on

Four areas of work, with clear content and clear limits. Anything outside agency work is agreed separately.

Buying & renting

We start from the way you want to live or work. Together we define the area, the budget and the essential requirements, so the search has direction.

We support you in assessing the options, at the viewings and through the stages that follow.

  • Recording needs and a realistic budget
  • Reviewing available options within the criteria
  • Arranging viewings and comparing them properly
  • Coordinating the steps through to agreement

Selling & letting

Every property needs a presentation that brings out what genuinely matters about it. We discuss your objective, gather the available information and design the approach to marketing and to handling interest.

With clear updates from preparation through to negotiation.

  • A pricing discussion based on market data
  • Careful presentation and description
  • Assessing and updating interested parties
  • Support in negotiation and through to agreement

Commercial property

The right commercial space has to serve your activity. We look at how it will be used, at the location, the access and the room to adapt.

We support the search for, or the marketing of, commercial property against specific requirements.

  • A space brief driven by the activity
  • Checking suitability and use restrictions
  • Comparing lease and acquisition scenarios
  • Liaising with everyone involved through to signing

Property advisory

Before you commit, it is worth knowing which questions need looking into. We help organise the available information and the questions about a property's condition, use and potential.

Where needed, specialist technical support is coordinated through the BAUS ecosystem, under a separately agreed scope.

  • Reading what the property allows
  • Comparing alternative scenarios
  • Prioritising actions and timing
  • Defining what specialists need to check

Technical review and delivery

When a case needs technical depth, the review can be coordinated with the BAUS Engineers team, under a scope, timeline and fee agreed separately each time.

If renovation becomes relevant, delivery may be considered with BAUS RE:FORM, should the client want it. Neither collaboration is required for a purchase, rental or listing to proceed.

Every property is looked at on its own terms. There is no standard check that applies to all properties, and no return or outcome is guaranteed.

Frequently asked questions

Short answers to what comes up most. These are not legal or financial advice.

How does a property search start?
With a conversation about use, area and budget. That produces the criteria and then a short list of options worth looking at.
What should an owner have ready?
Whatever already exists: floor areas, titles and documents you hold, information about condition and use. Together we note what is missing and who can provide it.
Is a technical review included?
Not automatically. Where needed, it can be coordinated with the BAUS Engineers team, under a scope and fee agreed separately.
What if the property needs renovation?
We can discuss realistic scenarios and, if you wish, delivery may be considered with BAUS RE:FORM. It is not a precondition for any transaction.
What applies to commercial space?
It is assessed against the activity: permitted use, accessibility, usable layout and room to adapt. Permitted uses are confirmed case by case with the relevant professionals.
How are terms of collaboration agreed?
In writing and before work begins: scope, duration and fee. Anything not included in the agency work is stated explicitly.
